One Sunset

Our 193,000-square-foot development at 201 25th Street delivers 187 residential units to Sunset Park, including 48 permanently affordable homes at an average of 50% of area median income (AMI), one of the lowest AMI averages achieved in the last five years in Brooklyn. The development also includes a Community Benefits Agreement to ensure local hiring, M/WBE contracting, and infrastructure improvements; as well as ground floor retail and New York City’s first indoor bike storage hub through a partnership with micromobility company, Oonee.

Our team assembled and acquired the site; worked with the local council member and community groups, such as Fifth Avenue Committee, to usher the project through a rezoning process; then successfully recapitalized the development with top tier partners. Construction was completed in the first quarter of 2026.
